Inventories, Check In & Check Out Reports, Property Visits

All our Inventory Reports are professionally conducted and can be tailored to your requirements. We always include detailed narrative descriptions which we combine with digital colour and date stamped photography on all reports.

We visit the rental property and undertake a full Inventory inspection itemising the fixtures, fittings, contents, and the condition of the property at that time; including any furniture and take metre readings if possible. All completed reports will be sent to you within 3 working days via email. 

Check In

Once our independent inventory has been done, we then arrange to meet the Tenant at the rental property on or before the start of their Tenancy.
We then go through the Inventory Report with them to make sure nothing has been missed and obtain their signature to avoid any future conflict.

Check Out

At the end of the Tenancy, we revisit the property for a thorough inspection and note any differences between the current condition of the property against those described on the Inventory Report. We will then note any items that are damaged or missing from the property. Any damages will be deducted from the tenant’s deposit at your discretion.

Property Visits

During a tenancy, you as the homeowner may decide you would like to see the condition of your property whilst occupied. We provide quarterly visit reports where we would attend the property and have a thorough look to make sure the property is kept to the standard as when it was first rented out. This can be beneficial to both landlord and tenants as it can avoid further damage from occurring by treating minor defects noted during the visit. It can also make sure all regulations are kept up to date by checking smoke alarms, carbon monoxide alarms and health and safety issues within the property.
